Dubai’s Expensive Areas 

The most expensive areas to buy a property in Dubai include downtown Dubai, the city’s central hub with the iconic Burj Khalifa and Dubai mall. Downtown Dubai has the most luxurious apartments. 

Dubai Marina

Al Barsha south/ Arjan

Jebel Ali

 Al Furjan and discovery gardens

Dubai investment park

has gated residential communities, including villas, townhouses, and apartments, along with schools, hospitals, shopping centres, and parks.

Bur Dubai, Oud Metha and Al Karama

are slightly crowded, older areas of Dubai but are well connected with metro stations. These areas offer mostly apartments with reasonable rents.

Deira

is the oldest area of Dubai offering residential apartments and villas. However, traffic can get really busy during rush hours.

 

A valid residence visa and Emirates ID is required before signing a tenancy agreement. Therefore, it is normal to stay in a hotel or other temporary accommodation for at least 4 weeks while your residency visa is being processed. This does provide an opportunity to get to know the different residential areas before deciding where to live.

 

Most people rent before considering whether to buy a property. In general, rents are higher the closer you are to downtown or the beach. As you move further inland, rents decrease. 

Unfortunately, in the UAE, it is not usual for landlords to allow rent payments on a monthly basis. Annual rent is usually paid in 1, 2, 3 or 4 instalments (with post-dated cheques) and you may be able to negotiate a lower rent if you pay for a whole year up front.
